How does purchasing a property from your site work?
We try to make the land buying process as simple as possible. Here are the steps:
- Simply hit the “Reserve Now” button.
- Fill in your information and press submit.
- We will be notified and the contract creation process will start.
- You will receive a link to fill out a brief personal information form necessary for creating the contract
- Once the contract documents have been created, they will be sent to you via DocUsign to review and sign.
- At this point we will set you up in our note payment system. Voila! You are now a landowner.
Are you a real estate agent?
Can you keep me help me look for a specific kind of property?
Absolutely. We have developed quite a network of land owners, so even if we don’t own something you are specifically looking for, we can probably find it!
Are their any hidden fees when buying land from you?
No, we are fully transparent, so the price listed is the price you pay. There are a few fees that you may see on our property listings:
- The Doc Fee: This fee covers the creation of the contract and the filing of all documents necessary with the county.(those dang counties make us pay to file various docs)
- Property taxes: we prorate these and add them to your monthly bill. These typically range from $5 to $20 per month.
- Note Setup/Service Fee: Each property has a $10/month note set-up and a service fee. This fee allows you to login and view the status of your note and manage your information and billing accounts.
- HOA Dues: In some of the areas that we buy land, there are HOAs. These typically have a yearly fee. We prorate this fee and add it to your monthly payment
Why are your properties so cheap?
We work hard to locate motivated sellers, so we can obtain land at the lowest price possible. Then we pass the savings on to you.
How do I know if this is a safe way to purchase property?

Eight Wind Properties require payment prior to transfer via either cashier’s check, credit card or through a wire transfer from Buyer’s bank.
County GIS sites can take several weeks to update their information. As investors, we are buying and selling land quickly and often before the county GIS sites have time to update their information. We will provide you will all appropriate documentation.
Please assume unless specifically stated that all properties listed for sale on eightwindproperties.com do not come with mineral rights.
Google Maps will typically pull up directions to the property using the GPS coordinates available. We have already verified this for you, or listed alternative ways to find the property in the listing.
Most of the subdivisions that we sell in have at some point in time been surveyed, but that doesn’t necessarily mean any one particular lot has. So, unless the listing says otherwise, all of our properties, are identified with the legal description and plat maps, and we assume they are not staked out.
Most of our properties are unmodified, however, if improvements have already been made, it will be noted in the listing. We have done our best to make note of all zoning and use codes, but please check with the county if you have specific questions.
Please check with the county regarding the permitted property use. Each county and subdivision has it’s own rules and and time limits. When available I have listed whether camping is permitted. However, most counties do not allow long term or permanent living on the property unless you are actively building.
Since we are wholesalers and strive to keep our properties as inexpensive as possible we will not be able to meet you at the property. Please be willing to do some extra research and use the maps and resources we’ve provided with each listing if you would like to see the property prior to purchasing. There is no appointment necessary and encourage you to visit the property if you are in the area.
The entire purchase process is done remotely using phone, mail, fax, and email. Using the efficiency of this process is what helps us keep or prices so low.
Yes, if the buyer agrees to pay for it. Sometimes it makes financial sense for higher priced properties, but often times we are offering prices on the land that is so low, the title insurance costs more than the land.
Absolutely! if the buyer pays for it. Our properties are sold at a discount and the cost of escrow is the buyers responsibility.

A warranty deed is a type of deed where the grantor (seller) guarantees that he or she holds clear title to a piece of real estate and has a right to sell it to the grantee (buyer).
Most properties offered for sale on this website have no liens against them, but a few have had financial liens against them at the time we purchased them. If we choose to purchase a property with liens, we will pay off the tax bill at time of purchase (which will be negotiated into our offer) so the new buyer receives free and clear title with no liens.
